Proposed new subclauses (2) and (3)
Page 21, line 2-
At the end of the clause, insert the following new subclauses:(2) If key money is accepted by the lessor in contravention of this section, the amount paid, or the value of the benefit given, to or at the direction of the lessor is recoverable as a debt owing by the lessor to the tenant.
(3) Subsection (2) does not limit any other remedy of the tenant for the contravention.

Omit the clause, substitute the following clause:106 Asking lessor's intention about renewal
The tenant may, in writing, ask the lessor to tell the tenant whether the lessor intends to renew the tenant's lease-(a) for a lease for longer than 1 year-at any time in the year before the lease ends; or
(b) in any other case-at any time in the 6 months before the lease ends.
